Lightstone Value Plus REIT V, Inc. (referred to as the "Company," "we," "us," or "our") is a Maryland corporation established on January 9, 2007, that has opted to be taxed as a real estate investment trust ("REIT") for federal income tax purposes. The primary objective of the Company is to acquire and manage commercial real estate and real estate-related assets, adopting an opportunistic and value-add investment strategy.
The Company specifically targets the procurement of commercial properties that present substantial opportunities for capital appreciation. These may include properties requiring development, redevelopment, or repositioning, those situated in promising markets and submarkets, and those offered by distressed sellers or sellers under time-sensitive conditions. To date, the Company has accumulated a diverse portfolio of commercial properties, encompassing office, industrial, retail, hospitality, multifamily, and student housing sectors.
In addition to acquiring existing, income-generating properties, the Company has also invested in newly-constructed properties and various real estate-related investments such as mortgage and mezzanine loans. The Company's strategy emphasizes holding these investments until its board of directors determines that selling or otherwise disposing of the assets is beneficial for achieving its investment aims or if it becomes evident that these objectives cannot be met. Currently, the Company operates with a single segment and, as of September 30, 2023, possesses eight wholly owned real estate investments, primarily centered on multifamily properties, alongside one real estate-related investment, which is a note receivable.
The Company focuses on acquiring various types of commercial properties that exhibit significant potential for capital appreciation. These properties may require certain levels of development or repositioning to enhance their value.
